Client Intake & Feasibility

Discovery call, site visit, and zoning check. We confirm what's buildable, what's required, and provide a fixed-price proposal before any commitment.

Feasibility assessment: $300–500 (credited on project award).


Design & Drawings

Concept through construction drawings. Two revision rounds included. All drawings produced to Alberta Building Code and City of Calgary standards.


Permit Submission & Approval

We prepare and submit Development Permit and Building Permit applications, manage all City correspondence, and handle any revision requests. Calgary DP timelines run 6–16 weeks depending on complexity.


General Contracting & Construction

Trade procurement, scheduling, material coordination, quality oversight, and inspection management at every stage. You receive progress updates at each draw milestone.


Completion & Handoff

5

Deficiency walkthrough, final inspection, and occupancy permit. Holdback released 45 days after substantial completion per the Alberta Builders' Lien Act. One-year workmanship warranty from date of handoff.
